- My rent is in arrears, what steps can I take?

Distraint is the most appropriate action to take where there are goods to seize upon access to the property. It is an

Forfeiture is an available option without the requirement of court action where it is included in the lease. A landlord is
able to exercise the right of regaining possession of the property, if the tenant breaks the terms of the lease such as not
paying the rent. Where there are no available goods to seize or where entry is not possible. UK Bailiff Company Ltd

- My tenant has left goods on the premises but ceases to trade, what are my options?
UK Bailiff Company Ltd can be instructed to enter peacefully and seize the goods to be re-sold to compensate for any
outstanding rent. If the commercial property can not be entered by our bailiffs to distrain and collect monies or goods,
then a locksmith can be used to gain entry and forfeit the lease.
- Can I still instruct UK Bailiff Company Ltd if I do not have a written tenancy agreement?
Yes, we can collect goods or rent available from the tenant, however, you do not have the right to instruct forfeiture of
the lease.
- Can UK Bailiff Company Ltd seize the goods upon arrival? And what goods can be taken?

However, a Walking Possession agreement may be made temporarily between tenant and bailiff to allow payment of the

premises by levying distress and later selling them to recoup outstanding monies. However, a bailiff can not seize goods
which are used personally by the tenant such as household equipment, clothing and bedding. All of which are required

gained a locksmith can be issued to replace the existing locks where forfeiture is instructed by the landlord, without
