If the tenant is unable to pay the rent in arrears and do not have sufficient goods to recover,
you are able to re-enter the premises and take possession thereof, without acquiring a Court
order.  If the action is permitted within the terms of the lease for a breach of condition or a
breach of the covenant.

It may be that a covenant in the lease has been broken, that the tenant is not willing to
remedy; the tenant may be a persistently bad payer; the tenant may owe rent; or the landlord
may be able to achieve a good premium on the lease and obtain higher rental income with a
new tenant.

Court action is expensive and may take several weeks.  However, the rules and regulations
governing the commercial property allow the bailiff to do the following:

A locksmith can enter the premises peacefully and change the locks.  Notices will be
displayed advising the tenant that the lease has come to an end and that all interests in the
property have reverted back to the landlord.

The tenant is prevented from re-entering the property because to do so would be a criminal
act of trespass.
