| If the tenant is unable to pay the rent in arrears and do not have sufficient goods to recover, you are able to re-enter the premises and take possession thereof, without acquiring a Court order. If the action is permitted within the terms of the lease for a breach of condition or a breach of the covenant. It may be that a covenant in the lease has been broken, that the tenant is not willing to remedy; the tenant may be a persistently bad payer; the tenant may owe rent; or the landlord may be able to achieve a good premium on the lease and obtain higher rental income with a new tenant.
